新加坡房产一直都受到公民以及外籍人士的青睐。 在考察新加坡房产时, 主要一个考量点是房贷。 房贷额度 在新加坡, 贷款的顶限是房价的百分之75%。 通常居民,永久居民如果是第一个房贷*都没太大的问题达到这贷款限额。 若是在新加坡生活工作的外籍人士想贷款75%并不是不可能, 只需要参考在新加坡的工作条件和过去信用评价,也是有很高机会贷款到75% 。 不过如果本人不在新加坡生活或是工作, 还是可以凭国外工资来贷款, 不过数额可能少些,一般在 60-70%。 (*第一个房贷就是不同时拥有两个房屋贷款) 不过新加坡房产市场一直很稳定上扬,所以大家一有闲钱就爱往房产投。 为了不让新加坡房产泡沫化, 政府推出相当总偿债率 (Total Debt Servicing Ratio, TDSR)的贷款条例。 所有申请贷款的屋主不论老少,除了贷款者必须是屋主才能申请房贷, 贷款额度也受到总偿债率的限制。 在估计房贷额度时, 每月的房贷款加上其他贷款 (包括信用卡和其他贷款款项) 不可以超出总收入的60%。 房贷偿还年限 除了总款债率,新加坡贷款的最长年限是30年,还款年限是到65岁。如果超出65岁, 或申请延长到31至35年, 贷款额度就会降到总房价的55%。 因为居民和永久居民可用公积金付首付。 所以许多投资者都在自己年纪较轻时或是让孩子们早一点购房。 购房年龄只要21岁以上, 有工作能力便可以拥有私人住宅。 第二或第三房贷 / 房贷年限延长 如果要贷超出一个房贷, 第二和第三房贷数额将会降下到45%和35%。 从第二房贷起, 公民和永久居民的现金部分也从最少的 5% […]
